Tell Us About Your Building
A few details are enough to get started. Rough answers are fine, and there is no obligation to sell.
- Bought as-is
- No agent commission
- You pick the closing date
- Tenants can stay
- Local to Las Vegas
What to Send Us About the Building
You do not need a property package. Whatever you can share helps us prepare before we visit.
The address
A street address or parcel number lets us pull the public records and see which jurisdiction the building is in.
Size and layout
Approximate square footage, office space versus warehouse, and the type of doors, whether dock-high or grade-level.
Condition
Anything you know about the roof, slab, power, cooling or permits. If you are unsure, that is fine; our page on buying buildings in rough condition shows the kinds of issues we see every day.
Occupancy
Whether the building is vacant, partly leased or fully occupied, and roughly when leases end. Landlords ready to step back can read about selling a building you are tired of managing.
Your timing and situation
When you would like to close and who else is involved, such as co-owners, heirs or an attorney. Heirs often begin with how an estate sells a warehouse.

What Happens After You Reach Out

We respond, ask any follow-up questions and set a walk-through at a time that suits you and any tenants. After the visit, we give you a written offer and explain how we reached it. If it works, the terms go into a purchase agreement with your closing date, and a licensed Nevada title company handles the rest. The full sequence is on our page about the steps of a direct sale.
Reaching out does not commit you to anything. Plenty of owners contact us early, while they are still weighing a listing, a lease-up or a family decision, and simply want to understand what a direct sale would look like for their building. If you want to know who you are dealing with first, our story and the values we work by are a short read.
If you would rather read first, the seller questions about fees and tenants and our guide to the valley's industrial areas are good places to start.
