Older Industrial Buildings Between the Strip and I-15

Some of the valley's oldest working buildings are wedged between the resort corridor and the freeway. Small lots, tight loading and old wiring are normal here, and none of it stops us.

What's your building worth as-is?

Address and a few details is plenty.

A street-by-street look at the district

West Central is less a single park than a long strip of older industrial streets running parallel to Interstate 15 and the rail line west of the Strip.

StreetWhat you find there
Industrial RoadRuns north from near Flamingo Road, where Dean Martin Drive takes its old name back, and stops just short of Charleston Boulevard. Small warehouses and shops serving the resorts.
Western Avenue and Highland DriveClose to downtown and the Arts District, with multi-building industrial complexes and converted spaces.
Valley View BoulevardWest of the freeway, a mix of older warehouses, trade shops and service yards.

Who uses these buildings

Trade show and exhibit builders, sign and fabrication shops, restaurant and casino supply, auto work and storage. Being minutes from the resort corridor is the whole point for most of them.

Built along the railroad

The Union Pacific line runs through this part of the valley alongside I-15, and the railroad was once the biggest landowner and employer in early Las Vegas. That history is a large part of why this strip became industrial in the first place, and why so many buildings here sit on small, oddly shaped lots.

City or county depends on which side of Sahara you are on

This district crosses a jurisdiction line that catches people off guard. Generally, the blocks north of Sahara Avenue near downtown sit in the City of Las Vegas, while the stretch farther south along Industrial Road falls in unincorporated Clark County. The building addresses all say Las Vegas. We confirm the actual jurisdiction from the parcel record, because zoning and permit history live in different offices depending on the answer. City records start at the City of Las Vegas website.

Put a Number on It

Send the address and a few honest details. We will look at the building the way it actually is and come back with a cash offer — no listing, no repairs, no showings to strangers.

Prefer to talk it through first? The red button in the corner rings our line directly.

Takes about a minute.

Old buildings, honest condition

Most buildings here were built long before modern distribution standards. Expect low clear heights, grade-level doors instead of dock-high, little or no truck court, and electrical service that was fine for its day. Roofs have often been patched many times over.

We price the age, not just the address

Older electrical panels, a roof membrane near the end of its life, or a slab with settlement cracks are things we look at during the walk-through and build into our offer. Our page on selling an industrial building with deferred maintenance goes through how we look at each of those.

Parking and access

Tight lots and street parking are a fact of life in this district. That limits some buyers, but it does not change our interest in the building.

Long-time owners and family buildings

Because this is some of the oldest industrial stock in the valley, many buildings have been held by the same family for a very long time. We often hear from heirs who are now splitting a building among siblings, which our inherited industrial property page covers. We also hear from couples who held a building together and now need it sold as part of a divorce or separation.

Owner-users whose business moved on

A fabrication shop that outgrew its building and moved to a bigger one elsewhere is a different story from one that closed. If your company is still operating somewhere else, our page on selling the old building after you upsize or downsize is the better fit.

Surrounding submarkets

Head north on I-15 and you reach the Cheyenne and Losee corridors in the City of North Las Vegas. East across downtown, the land opens into the yards and shops of East Las Vegas and Sunrise Manor. South past Flamingo, the district runs toward the flex parks surrounding Harry Reid International, and Dean Martin Drive carries on into southwest Las Vegas and Enterprise. Every area we cover is on the Las Vegas warehouse areas page.

Quick Answers

Is Industrial Road in the City of Las Vegas or Clark County?

It depends on the block. Near downtown, north of Sahara Avenue, parcels are generally in the City of Las Vegas. Farther south toward Flamingo Road, the corridor is in unincorporated Clark County. We look up each parcel to confirm which government handles its zoning and permit history before making an offer.

Will you buy a building with low clear height and no dock doors?

Yes. Most buildings in this district have grade-level doors and modest clear heights because of when they were built. That limits some uses, and we factor it into our offer, but it does not keep us from buying. Many of these buildings still work well for local trades and resort suppliers.

Do you buy buildings that several family members inherited together?

Yes. Older buildings near Industrial Road and Western Avenue are often owned by several heirs. We can work with everyone involved, along with the estate attorney and title company, so the sale proceeds can be divided according to the estate or an agreement among the owners.
