Selling a Southwest Las Vegas Industrial Building

The southwest valley has the newest industrial stock in town, and that changes the conversation. Here the building is often fine. The reason for selling usually is not about the roof.

What's your building worth as-is?

Address and a few details is plenty.

Dean Martin, Arville and Blue Diamond Road

Southwest industrial property runs in a long band west of Interstate 15. Dean Martin Drive, which Clark County renamed from Industrial Road in 2005 for the stretch south of Twain Avenue, carries a string of distribution centers and business parks toward Warm Springs Road and beyond. Arville Street runs parallel to the west, and Blue Diamond Road, State Route 160, heads out toward Pahrump with warehouses along the way that feed food, beverage and supplies to the resorts. The I-15 and I-215 interchange ties it all together. Users range from food and beverage distributors to building-material suppliers and e-commerce fulfillment.

Almost all of this land is in Enterprise, a fast-growing unincorporated town under Clark County, so zoning and permits go through the county.

Newer buildings, different reasons to sell

Compared with the older districts closer in, buildings here are more likely to be tilt-up concrete with dock-high loading, sprinklers and decent clear height. Condition is often not the issue. What brings southwest owners to us is usually one of these:

A business that changed size

An owner-user grew out of the building, or shrank and no longer needs it, and the company is moving to a different facility. That is the situation our page on selling when your business upsizes or downsizes was written for.

An investor ready to exit

Plenty of southwest buildings were bought as investments. When a partnership dissolves or an owner wants out of the asset class, read about exiting an industrial investment.

An owner who already left Nevada

Owners who moved away often keep a building longer than they meant to. Our page on selling a Las Vegas warehouse after moving away explains how the sale works from a distance.

Put a Number on It

Send the address and a few honest details. We will look at the building the way it actually is and come back with a cash offer — no listing, no repairs, no showings to strangers.

Prefer to talk it through first? The red button in the corner rings our line directly.

Takes about a minute.

Houses are moving closer

Enterprise has grown quickly, and new subdivisions now press up against land that used to feel remote. For older yards and shops along the edges of the southwest industrial area, that can mean new neighbors, more complaints about trucks and noise, and closer attention from the county. We buy properties in that position, including ones with yard uses that predate the houses.

What we look at on these parcels

Whether the yard use is still permitted under current county zoning, how close the nearest homes are, and whether there are open complaints on file. None of those are reasons for us to pass, but they shape the offer and the closing plan.

Selling a leased southwest building

Many buildings here are under triple-net leases with regional or national tenants. We review the lease term, renewal options and who pays for the roof and structure. A lease with little time left, a tenant who has given notice, or a single-tenant building about to go dark is the kind of situation we look at closely. If the tenant is still paying, the sale can close with the lease in place. The steps of a direct warehouse sale lay out what happens from walk-through to closing.

What helps us move faster

A copy of the lease, recent operating expense reconciliations and any notice letters from the tenant.

Neighboring areas

East across I-15 sits the flex and office-warehouse ring around Harry Reid International. Follow Dean Martin Drive north until it becomes Industrial Road and you reach the older buildings of West Central Las Vegas. Head southeast along I-15 or the 215 toward St. Rose Parkway and you are in West Henderson, covered on our Henderson industrial page. The full list is on the sell my warehouse areas page.

Quick Answers

Do you buy newer tilt-up buildings, or only ugly ones?

Both. The name reflects that we buy buildings in rough shape, but we also buy newer tilt-up and multi-tenant buildings in southwest Las Vegas. When the building itself is in good condition, the reason for selling is usually a lease ending, a partnership exit or an owner who moved away.

Is Dean Martin Drive the same as Industrial Road?

They are the same corridor. Clark County renamed the stretch of Industrial Road south of Twain Avenue as Dean Martin Drive in 2005. North of Flamingo Road the street still carries the Industrial Road name. Older deeds and leases may use the old name, which is not a problem for a sale.

Can you buy a building whose single tenant is leaving?

Yes. A single-tenant building that is about to go vacant is a common reason southwest owners contact us. We review the lease, the notice and the building condition, then make an offer. You do not need to find a replacement tenant before selling.
