Henderson Industrial Property, Bought As-Is

Henderson has two very different industrial halves: the older east side shaped by the old Basic Magnesium plant, and the newer west side growing around the executive airport. We buy in both.

What's your building worth as-is?

Address and a few details is plenty.

Two Hendersons

The older east side

Henderson's industrial history starts with the Basic Magnesium plant, built by the federal government in 1941 and later sold off and converted to private chemical and metals production. That complex grew into the Black Mountain industrial area, still the city's largest industrial hub. Around it, and along Gibson Road, Sunset Way and Sunset Road, are smaller warehouses, shops and multi-tenant buildings, with access to the 215 beltway and Interstate 11. Much of that older stock is CMU block or metal, with grade-level doors and fenced yards, and it tends to house fabricators, contractors and suppliers.

The newer west side

West Henderson grew up around Henderson Executive Airport and St. Rose Parkway, close to the I-15 interchange and near the Las Vegas Raiders headquarters. Distribution centers and business parks there are newer, taller and built to current standards. Clear heights, ESFR sprinklers and dock-high doors are the norm, and many buildings there are leased to a single tenant.

Environmental history and the Phase I question

Because of the old plant, federal and state environmental regulators have overseen cleanup work around the Black Mountain industrial complex for years. That does not mean every nearby building has a problem. It does mean that buyers and lenders near the older industrial core often want a Phase I environmental site assessment before they commit, and some walk away from anything that looks complicated.

We do not walk away just because a building is near that history. If you have an old Phase I, share it. If you do not, we can work through that ourselves. Our page on selling a warehouse with environmental or condition concerns goes into more detail.

Put a Number on It

Send the address and a few honest details. We will look at the building the way it actually is and come back with a cash offer — no listing, no repairs, no showings to strangers.

Prefer to talk it through first? The red button in the corner rings our line directly.

Second look? Send it here.

Takes about a minute.

Henderson rules apply here

Unlike the airport area or Enterprise next door, this is an incorporated city. The City of Henderson handles zoning, business licensing and code enforcement for these parcels, and the City of Henderson website is where those records start. The Henderson Executive Airport itself is run by Clark County's aviation department, but the industrial land around it falls under city rules.

Permit history on older buildings

Older east side buildings have often been expanded, re-roofed and re-wired several times, and not all of that work was permitted. We check what the city has on file, compare it with what we see on site, and treat any gaps as part of the price rather than something you have to fix first.

Who sells to us in Henderson

On the east side it is often long-time owners and families. An industrial building held for decades passes to heirs who live elsewhere and have no interest in managing it, which is why our guide to selling an inherited warehouse gets a lot of Henderson readers. Divorcing owners who need a jointly held building sold cleanly also call, and our page on selling a warehouse during a divorce covers how that works with attorneys involved.

On the west side

Newer buildings bring a different seller: an owner-user whose company is closing or winding down, or an investor who wants to liquidate an industrial holding before a lease ends.

Bordering parts of the valley

Head west on Sunset Road or Warm Springs from the Gibson area and you leave Henderson for the flex parks around Harry Reid International. From West Henderson, I-15 and St. Rose Parkway lead toward the distribution corridor of southwest Las Vegas. Take Boulder Highway north and you reach East Las Vegas. For anywhere else, start from the Las Vegas valley areas we buy.

Before you call

Have the parcel number or address ready, plus any leases. We take it from there.

Quick Answers

Will you buy a Henderson building near the Black Mountain industrial area?

Yes. Some buyers avoid property near the old Basic Magnesium complex because of its cleanup history. We do not rule it out. We look at the building, any prior environmental reports and the specific parcel, then make an offer. Sharing an existing Phase I report helps if you have one.

Do I need a new Phase I environmental report before selling?

No. You do not have to order one before talking to us. If a report already exists, we would like to see it. If not, we can decide on our side whether one is needed, and that does not change your ability to sell the building as-is.

Is West Henderson industrial land under the city or the county?

The industrial land around Henderson Executive Airport is inside the City of Henderson, so city zoning and permit rules apply. The airport itself is operated by Clark County's aviation department. We confirm the jurisdiction on every parcel before making an offer.

Can heirs who live out of state sell a Henderson warehouse to you?

Yes. We often work with heirs who live elsewhere. Walk-throughs can be arranged with a local contact, and closing documents can be signed remotely through the title company. We also coordinate with the estate attorney when probate is involved, so the sale fits the court process.
