Selling an East Las Vegas Shop, Yard or Warehouse

The east side of the valley is where industrial property and neighborhoods sit closest together. That creates its own set of headaches, and we buy buildings with them.

What's your building worth as-is?

Address and a few details is plenty.

Sunrise Manor, Nellis and Lamb

A large share of east valley industrial land lies in Sunrise Manor, an unincorporated town governed by Clark County rather than any city. The working streets run along Nellis Boulevard and Lamb Boulevard, with east-west links on Cheyenne Avenue and Craig Road, not far from Nellis Air Force Base. Newer logistics buildings have gone up along Nellis and Lamb, but the area is still full of small shops, fenced contractor yards and one-off buildings that grew piece by piece.

Newer logistics next to old shops

It is common to see a modern dock-high logistics building across the street from a block shop that has not changed in decades. Those two properties appeal to completely different buyers, and a listed older shop often struggles for attention next to brand-new space. We look at the older building on its own terms.

Because the county runs zoning and code enforcement here, any open case or permit question goes through Clark County, whose records start at the Clark County website.

Problems that come up on the east side

We see the same handful of issues again and again on east valley properties:

  • Yard uses that grew over time without updated permits
  • Additions or carports built without inspections
  • Neighbor complaints about noise, dust or parked trucks
  • Old block buildings with slab cracks and undersized electrical service
  • Squatting or dumping on vacant lots and empty buildings

Unpermitted work

A lot of owners worry that an unpermitted addition makes the building unsellable. It does not make it unsellable to us. We note it, think about what it would take to legalize or remove, and price accordingly.

Open code cases

If the county has already sent notices, tell us up front. We have bought property with open cases, and it is far easier to handle when everyone knows about it. Our page on selling a building with code violations or deferred repairs goes deeper.

Put a Number on It

Send the address and a few honest details. We will look at the building the way it actually is and come back with a cash offer — no listing, no repairs, no showings to strangers.

Takes about a minute.

Contractor yards in particular

Plumbers, landscapers, electricians and concrete crews have long used the east side for yards with a small office or shop. When the owner retires or the company changes hands, the land often gets left behind. Fuel tanks, wash racks and stored materials are normal on these sites, and we ask about them up front so they can be accounted for. If that is your situation, read our notes on selling the building after the business closes.

When money is tight

Some east side owners call us because property taxes, a loan payment or a lien has gotten ahead of them. We can move on a timeline that fits the problem, and our page on selling a warehouse under financial pressure explains how. If a trustee sale has already been scheduled, go straight to stopping a commercial foreclosure.

This area touches four others we cover. To the north and west, across Las Vegas Boulevard North, is the City of North Las Vegas core described on our North Las Vegas page. Due west, past downtown, lies the older stock along Industrial Road in West Central Las Vegas. Going south toward the airport, the east side gives way to flex buildings around Harry Reid International, covered under airport-area industrial. Follow Boulder Highway southeast and you end up in the City of Henderson, on our Henderson warehouse page.

Not sure where your property falls?

Send us the address and we will sort out the jurisdiction. The full map of coverage is on the Las Vegas areas we buy page.

Quick Answers

Will you buy an East Las Vegas property with an unpermitted addition?

Yes. Unpermitted additions, carports and enclosed yard areas are common on the east side. We note what was built, consider what it would take to permit or remove it under Clark County rules, and reflect that in our offer. You do not need to fix it before selling.

Who handles code enforcement for Sunrise Manor properties?

Sunrise Manor is unincorporated, so Clark County handles zoning, permits and code enforcement there rather than a city. If you have received notices, share them with us early. Knowing the details helps us make an accurate offer and plan how to resolve the case after closing.

Do you buy contractor yards with only a small office on them?

Yes. Many east side yards have a modest office or metal shop and a large fenced lot. We look at the land, the permitted yard use and the building together. Leftover materials and equipment can usually stay if you do not want to move them.
