The Cheyenne, Losee and Craig corridors
Most of the industrial property we look at in North Las Vegas sits in a band running east from Interstate 15 along Cheyenne Avenue, up Losee Road and across Craig Road. Buildings here are a short drive to the I-15 interchanges at Cheyenne and at Lake Mead Boulevard, which is why so many light distribution, trades and service businesses have operated out of them for decades. The newer, taller distribution buildings tend to sit farther west along Cheyenne and Craig, while the older stock clusters closer to Losee.
All of this is inside the City of North Las Vegas, not the City of Las Vegas, even though plenty of owners and tenants just say Las Vegas. Permits, business licenses and any code enforcement case run through North Las Vegas city hall, and the City of North Las Vegas website is where those records live.

Building types we see most often here
| Building | What it usually looks like | What tends to need work |
|---|---|---|
| Rear-load multi-tenant | Office fronts on the street, dock-high and grade-level doors in back, evaporative-cooled warehouse, sprinklers | Swamp coolers, roof membrane, tired suite buildouts |
| Older single-tenant shop | CMU block or early tilt-up, grade-level doors, small fenced yard | Slab cracks, outdated electrical, yard drainage |
| Newer distribution | Tall clear height, ESFR sprinklers, truck courts | Usually condition is fine; the question is vacancy or a lease ending |
The multi-tenant buildings are where owners get tired
A rear-load park with six or eight suites means six or eight tenants, six or eight sets of coolers and constant turnover. That is the most common call we get from this part of town. If that sounds familiar, our page on landlord fatigue on industrial property speaks to it directly.
Older shops near Losee
The block buildings closer to the older core often have a decade or more of deferred work. We buy them in that condition and price the repairs ourselves, the same way we handle any warehouse with roof, slab or cooling problems.
Put a Number on It
Send the address and a few honest details. We will look at the building the way it actually is and come back with a cash offer — no listing, no repairs, no showings to strangers.
Prefer to talk it through first? The red button in the corner rings our line directly.
Selling with tenants still in place
You do not need an empty building to sell to us. We read the leases, look at whether they are triple-net or gross, and check who pays for the roof and the HVAC. Tenants stay in place and their leases transfer at closing. If a lease is close to expiring, that is something we factor in, not a reason to walk away.
What we ask to see
- Current leases and any amendments
- A rent roll, even a handwritten one
- Any recent repair invoices for roofs or coolers
What we do not ask for
We do not ask you to clear out a vacant suite, repaint, or fix a failing cooler before closing. You pick the closing date. Questions about title, timing and closing logistics are covered in our answers for warehouse sellers.
Next door: Speedway, East Las Vegas and West Central

North Las Vegas sits between three other areas we cover. Head up I-15 past the 215 beltway and you reach the corridor around the motor speedway and Apex, covered on our page about warehouses near the Speedway and Apex Industrial Park. Cross east past Las Vegas Boulevard North toward Nellis and the land shifts into unincorporated county around Sunrise Manor, which we cover under east valley industrial property. Follow I-15 south toward downtown and you hit the older stock along Industrial Road and Western Avenue in the west central industrial district.
When the building is part of a bigger exit
Some North Las Vegas owners hold this building alongside others and want out of the whole portfolio. If that is you, read about liquidating industrial investment property, or go back to the full list of areas we buy.
Quick Answers
Do you buy North Las Vegas warehouses that still have tenants?
Yes. Most multi-tenant buildings along Cheyenne Avenue and Losee Road come to us with some suites leased and some empty. We review the leases and rent roll, and the tenants stay in place through closing. Their leases transfer to us, so nobody has to move out for the sale to happen.
My building is in North Las Vegas but the address says Las Vegas. Does that matter?
It matters for paperwork, not for whether we will buy it. Many North Las Vegas parcels carry a Las Vegas mailing address. We confirm the actual jurisdiction from the parcel records so we know which city handles permits, licensing and any open code case before we make an offer.
Will you buy a rear-load building with failing swamp coolers?
Yes. Evaporative coolers on older rear-load buildings wear out, and replacing several at once is expensive. We look at their condition during the walk-through and account for it in our offer, so you do not have to replace them before selling.
